Residents and Developer Fail to Reach Agreement on Mayakovskogo Street

The developer of the private sector on Mayakovskogo Street in Omsk — LLC «SZ na Mayakovskogo» — intends to sue the owners of 14 residential houses located in the comprehensive development territory (CDT) zone. This was reported by NGS55.RU, citing the developer«s engineer Konstantin Bogutov. According to him, a residential building on the site of the demolished private houses will not appear anytime soon.

«It is still a long way off before any construction begins. There will definitely be no progress until spring. None of the owners agreed to our terms for buying out the land and buildings. Now they will conduct their own appraisal of the houses, and we will do ours. Then these two appraisals will be presented in court, and it will make a decision. Everything will go through the court; we will also involve the property department. We cannot exert any pressure on the owners. Then it will be clear how to proceed further. I repeat, it is far from any construction there,» explained the developer«s representative.

LLC «SZ Na Mayakovskogo» was registered in August 2025 in Omsk. The sole founder is Alexey Tsaruk, who also owns a number of construction companies building housing on Moskovka and Uspechnaya Street. Their total revenue for 2024 is 4.1 billion rubles (approximately $45.6 million at current rates).

Earlier, NGS55.RU reported that residents of the private sector on Mayakovskogo received an offer from the developer to buy out their homes for 3-4 million rubles (approximately $33,300–$44,400 at current rates). Residents of Omsk did not agree to this amount and explained why they do not want to move out of their dilapidated houses.
