Mere Pennies: Apartments for Smartphone Prices in Voronezh

We compiled a rating of real estate listings where housing is priced similarly to a new iPhone.

Online discussions are active about housing sale listings in northern cities like Vorkuta, Murmansk, and Novy Urengoy at smartphone prices. A square meter of housing there often sells for just 3,000 rubles (about $30 at current rates). Reasons include harsh climate, mass population outflow, and local economic decline. We decided to find out if such budget options exist in Voronezh Oblast. Yes, they do! Prices here start from 4–5 thousand rubles per square meter (about $40-50), and entire apartments are often sold for sums comparable to a new iPhone or a very used car. The main reasons are remoteness from large cities, low demand, and the need for renovation.

  1. Blizhnyaya Polubyanka, Ostrogozhsky District — 75,000 rubles (about $750).

    For sale is a 43.9 m² house built in 1940 on a 33 sotka (3,300 m²) plot. The owner emphasizes the price is intentionally low for a quick deal. The wooden house has a slate roof and is suitable for registration. All documents are ready, land surveying is done, and there is a single owner. Note: it needs major renovation, utilities are disconnected, and heating is stove-based.

  2. SNT «Sputnik» (a gardening association), Borisoglebsky Urban District — 80,000 rubles (about $800).

    For 80,000 rubles, a 10 m² dacha house on a 10 sotka (1,000 m²) plot with official documents is offered. The plot has a small furnished house, electricity, and central water supply. Young fruit trees are planted, and the settlement is guarded with cameras. The seller says registration is possible. Downsides: no gas or sewage.

  3. Nikolskoye 1-ye, Vorobyovsky District — 105,000 rubles (about $1,050).

    A 49.7 m² house on a 30 sotka (3,000 m²) plot is livable but needs repair. Key advantage: village infrastructure has gas and water pipes on the street, and an asphalt road. Within walking distance are a shop, school, and parcel pickup. The seller notes rural registration is possible and bargaining is not ruled out.

  4. Semenovka, Kalacheyevsky District — 120,000 rubles (about $1,200).

    Another «vintage» option from 1960: a 49.2 m² timber house on a 41 sotka (4,100 m²) plot. Utilities are minimal: only electricity and possible TV connection. No water, gas, or sewage (outdoor toilet). Major renovation needed. Pluses: land is for individual housing construction (IHS), with a shop and school nearby.

  5. Abramovka, Talovsky District — 130,000 rubles (about $1,300).

    A 30.7 m² house, owned by a single adult, offers uses for permanent residence, as a dacha, or for registration. Legal processing is included, and the owner agrees to installments. The settlement has bus links to Talovaya district center and Voronezh. Photos show electricity, but gas is not mentioned.

  6. Novokhopersk — 200,000 rubles (about $2,000).

    The 29.3 m² house is uninhabitable, needing extensive repair. The seller is open to bargaining, making it a budget-friendly offer. No amenities, but the central district hospital and clinics are nearby.

  7. Davydovka, Liski District — 200,000 rubles (about $2,000).

    A two-room 31 m² house, another «apartment for renovation» at a symbolic price. The seller asks to clarify details by phone and allows bargaining; gas, electricity, and water presence is unspecified. Photos show only an old stove.
