Evolution in Architecture: How Novosibirsk Changed Over Ten Years

The «2016/2026» trend is raging on social media — everyone is reminiscing about how they«ve changed in 10 years. Brusnika didn»t stand aside and also looked into its photo archives. Novosibirsk is a city with diverse architecture, a strong school of thought, and a thoughtful consumer. Brusnika continued the traditions of building reliable housing laid down by «Sibakademstroy», and also brought European architecture to Novosibirsk, introduced a new type of housing — urban villas — and organized an entire city within a city. In 2016, the first buildings of «Eurobereg» and «Na Dekabristov» were already completed, as well as the «Dunaevsky» and «Panorama» projects. What has changed since then?
Architecture
In 2016, the facades lacked the plasticity that is characteristic of them now. Since then, balconies, terraces on the first floors and rooftops have appeared in the projects. Moreover, the company developed a unified glazing strategy for summer premises and began using architectural concrete.
Entrances
In 2016, the entrance was a transit zone, and the apartment threshold was a strict boundary separating this space from what the resident called home. Now, when designing common areas, the company applies principles characteristic of residential interiors. Paintings and mirrors appeared on the walls, plants in pots and carpets on the floor. And also — textiles, decorative items, and soft furniture.
Over 10 years, technological changes have also occurred in the entrances. For example, some buildings started installing smart handles. They allow entry into the apartment using a fingerprint, PIN code, NFC tag in the phone or watch.
Parking
Concrete walls, cold white light — that«s what car-owning residents saw 10 years ago. The entrance as a common area didn»t exist for them: the elevator from the parking lot took them straight to their apartment. Realizing this, the company decided to reconsider the approach to designing the underground floor and turn it into the same welcome zone as the lobby.
Utilities, which were previously just gathered under the ceiling, were painted black to make them inconspicuous. Cold lighting was replaced with warm interior lighting. Phytoboxes with plants and decorative partitions were added, which allow zoning the parking space, making it human-scale.
Courtyards
In 2016, Brusnika«s architects considered the area occupied by plants, but not their volume — greenery was present, of course, but it was insufficient. Over time, the landscape in the projects became multi-level, with tall trees, shrubs, and grasses, and their selection began to take the flowering calendar into account. Ordinary benches gave way to gazebos and soft furniture, and the projects included art objects, artificial streams, rain gardens, and insect houses.
Over 10 years, the approach to arranging playgrounds has also changed.
The company abandoned artificial surfaces in favor of natural ones, said no to colorful houses and yes to abstract wooden elements. They made the landscape part of the play scenario and began installing speakers next to sandboxes so that children could experiment with water.
Layouts
If in 2016 all layouts were the same, now a more complex strategy has emerged in their regard. The first and last floors are allocated for unusual lots: two- and three-level options, with a separate entrance, double-height spaces, and terraces. Starting from the third floor — conditionally standard apartments. Conditionally, because they are still different, designed for people with diverse life scenarios.
