ARSIB Development will breathe new life into the Chervishevsky Tract area: the developer has begun construction of the comfort-class residential complex «Continent». The first phase is scheduled for delivery in 2028.

What prompted construction here, what are the features of the new complex, and how much will apartments cost—all these questions were answered by ARSIB Development«s commercial director Dmitry Moroz.

Why did you choose Chervishevsky Tract for the new residential complex?

We are confident that Tyumen should develop not only outward but also within itself. Districts that already exist—with history, people, infrastructure—deserve a second wind. Chervishevsky Tract is one such area. We see potential here, we see demand from residents.

What is the concept of the «Continent» residential complex? What are you putting into this project?
The «Continent» residential complex is a home for rational people, understandable and comfortable. Every detail and characteristic of «Continent» is dictated by common sense and cold calculation: thoughtful layouts, a car-free courtyard, landscaping, sports areas. We call this «rational architecture»: when everything needed is there, and nothing extra—is not. And all in a district where everything is nearby.
Why are you betting on «rationality»? After all, the real estate market increasingly demands emotions.
We believe that rationality should be the foundation of everything related to housing. Because the wow effect fades, but a school in another district remains. People want to live conveniently, we understand that and take it into account in all ARSIB projects.
What important infrastructure objects are near the «Continent» residential complex?
We chose a location for the new residential complex from where it is equally quick and convenient to get to the city center and the suburbs. Within walking distance of the home are three kindergartens (No. 39, 78, and 95), school No. 69 and gymnasium No. 49, medical institutions—city polyclinic No. 5, women«s consultation, and maternity hospital No. 3. Moreover, within walking distance are stores »Magnit«, »Monetka«, and »Pyaterochka«, shopping centers »Continent«, »Dlya Vas«, and »Pyshma«. Near the »Continent« residential complex are Chess Players Square, Newlyweds Boulevard, Komsomolsky Square, Southern Pond—places to walk. To the city center—no more than 7 minutes by car, and there is sufficient public transport.
What apartments will be in the «Continent» residential complex?
All layout solutions were developed by our team specifically for the new residential complex, focusing on functionality. We first analyzed the market and then created apartments that meet modern requirements: every square meter here is maximally useful, whether it«s space for a wardrobe, a master bedroom, or a second bathroom.
We offer different layout options. In the first section—small apartments and studios for young people; in the second and third—spacious family apartments.
Also, we have thoughtfully designed apartment layouts with outdoor recreation areas. On the second floor, there will be apartments with terraces, and on the 25th floor—apartments with attics. The roof becomes an extension of the living area: here you can exercise, watch movies with family in summer, or have evening gatherings with friends. Additionally, the extra space could suit a workshop, study, or winter garden.
And how much will apartments in the «Continent» residential complex cost?
We try to keep the average market price. Currently, the cost of a studio apartment starts from 4,300,000 rubles (approximately $43,000 at current rates). For a comfort-class in a developed district, this is an excellent price in modern realities. By default, apartments come with improved rough finishing, and there is also an option to buy an apartment with renovation and include it in the mortgage.
In your opinion, what distinguishes ARSIB Development from other developers?
We are here. We are local. We don«t move offices to the capital and don»t explore other regions. We build for Tyumen, in Tyumen. And we know what is important to city residents—not because we studied reports, but because we live here ourselves. This, in my view, is the key difference. Moreover, we are a full-cycle company: we have our own general contracting organization that handles construction. We don«t involve third-party general contractors, thanks to which we can guarantee quality at all stages of construction.
