Cost of housing in Tyumen has increased, markup exceeds 200%

Data from the unified development institute in the housing sector shows that over the past year, the cost of housing construction in the Tyumen region has increased by 10.4%. According to analysts, this growth is a key factor shaping the final price of apartments in new buildings.

Anna Gavrina, an expert from the service «Ob»yektiv.RF« in Tyumen, named the main reasons for the price increase:
The rise in construction costs is due to the increased cost of building materials, higher logistics expenses, a shortage of labor due to tightened migration legislation, and the high key rate of the Central Bank. At the same time, preferential mortgages continue to support buyer demand, not allowing prices to fall. It is premature to talk about price stabilization, especially considering the expected changes in mortgage programs.
Gavrina also noted that one should not expect a significant decrease in prices for new housing in Tyumen. The market, in her assessment, has moved from sharp fluctuations to a period of smoother but steady growth in the cost per square meter.
Developers assess the prospects for 2026 with cautious optimism. The forecast was shared by Yelizaveta Lyga, head of the analytical department at «Brusnika»:
There will be stable inflationary price growth. And, one way or another, investment in concrete is currently one of the most stable and confident investments. Mortgages will be partially subsidized by developers, as they remain at a psychologically mid-comfort level for the consumer. When [the Central Bank«s base rate] exceeds about 7%, we can talk about some more mass sales.
The average cost per square meter in Tyumen«s new buildings has currently reached 155,200 rubles (approximately $1,700 at current rates), and the maximum price rises to a record 500,000 rubles (approximately $5,600 at current rates). A significant portion of this price is the developers» markup, which now more than doubles the construction cost.
