Authorities Unveil Development Project for VIZ Quarter

A large-scale reconstruction is planned for a quarter on the Verkh-Isetsky (VIZ) district near 'Leman Pro' and the Novomoskovsky market, with a site reserved for a metro station.

The authorities of Yekaterinburg have published a planning project that will determine the future of one of the quarters on the Verkh-Isetsky (VIZ) district. The document has been put up for public discussion.
A plot of land with an area of 344,000 square meters has been allocated for development. This is the fifth of seven planned microdistricts as part of the large-scale reconstruction of the area.
The project covers an extensive area within the boundaries of the Verkh-Isetsky Pond embankment and several streets, including Kamenshchikov, Frolova, Plotnikov, Tatishcheva, Vikulova, Metallurgov, Moskovsky Trakt, and Vodopasosnaya. It provides for the construction of residential buildings, social facilities, and new roads. Implementation is divided into three stages:
  • first stage — until 2031;
  • second stage — from 2031 to 2036;
  • third stage — from 2036 to 2040.
The microdistrict bounded by Kraulya, Lotsmanovykh, Metallurgov, and Yuri Islamov streets, which previously had an industrial character, is being transformed into a residential quarter. Construction work is already underway, in particular, development has begun at the site of the Novomoskovsky market. Trade pavilions at this site will be dismantled as construction progresses.
The new quarter will feature infrastructure objects: a gas station, parking lots, kindergartens, a library, and a square. The project scheme marks places for public transport stops and reserves a site for a future metro station. These works are also divided into three stages and should be completed by 2040.
A key task of the reconstruction on VIZ is the expansion and extension of Tatishcheva Street. The construction of one of its sections is estimated at 200 million rubles (approximately $2.2 million at current rates). For another section, it is necessary to buy out apartments and demolish residential buildings. Part of the premises has already been transferred to municipal ownership.
Initially, the completion of work on Tatishcheva Street and adjacent highways was planned for 2027, but the deadlines may be revised. Earlier, the project was adjusted to preserve a lake with red-listed water lilies growing there.
