In the coming years, the southern part of Yekaterinburg will undergo a major transformation. Three comprehensive territory development (CTD) programs will make the district unrecognizable: dilapidated and emergency housing will disappear, new kindergartens will appear, and schools will be overhauled and expanded. The winner of one of the auctions is already known — it is the company Praktika, which will create more than 100,000 square meters of housing within the boundaries of Patrice Lumumba, Musorgsky, and Gazorezchikov streets. The largest renewal project will be «Chkalovsky Park» — a neighborhood that will essentially reboot a significant part of the district«s territory. Along with new housing, social facilities, public spaces, and improved streets will appear here.

Praktika has already started work on site. The development is divided into four stages and will last until 2036. One of the most noticeable symbols of change is the renewal of the plot at 6 Musorgsky Street. For many years, an unfinished building stood here, which locals called the «ghost». Now this place will have a clear and in-demand function: Praktika will build a municipal kindergarten for 225 children in its place.

Leaving the neighborhood will become easier: the Yekaterinburg administration has prepared a project to widen Dorozhnaya Street. The width of the two-lane roadway will be 7.5 m. Along it, two- to three-meter sidewalks and bike lanes from 1.5 to 2.25 m wide will be installed. Dorozhnaya will also be connected to the intersection of Bratskaya and Patrice Lumumba streets.

The ground floors of «Chkalovsky Park» will be occupied by shops and everyday services — so that residents won«t need to leave the area for coffee, groceries, or household items. A universal sports ground will appear nearby. For motorists, Praktika has provided above-ground and underground parking, which will free the courtyards from cars and give them back to people.

The architecture of the first phase is based on varied heights — from 7 to 30 stories. This silhouette makes the development more lively and allows more light into the interior spaces.

The name «Chkalovsky Park» is a nod to its proximity to Chkalov Park and the Kamvolny Combine Park. Praktika considers them part of the district«s unified green framework and will continue this logic within the project. The improvement will affect not only the boundaries of the neighborhood but also adjacent areas.

When developing the concept, the team consulted with ornithologists, zoologists, and landscape engineers. The goal is to preserve natural connections: bird and insect routes, existing plantings, green corridors — and carefully integrate them into the new urban environment.

The courtyards in «Chkalovsky Park» are conceived as small car-free parks without through traffic. These are spaces for everyday life: walks, meetings, children«s play, and sports. Pedestrian and bicycle paths, shaded areas, seasonal plantings, soft evening lighting, and video surveillance systems create a calm and safe atmosphere.

CTD with School Upgrades

A neighboring plot next to «Chkalovsky Park» is also being prepared for auction. The area within the boundaries of Selkorovskaya, Musorgsky, Gazorezchikov, Obkhodnoy Lane, and Okruzhnaya Street must be renewed within seven years. Dilapidated housing will disappear. The auction winner will develop documentation for the major renovation of School No. 21, which is closest to «Chkalovsky Park», and will carry out all the work independently.

Another comprehensive territory development project in the district will affect School No. 84. It will get a new building, and a kindergarten for 250 children will be built nearby. In addition, the auction winner will improve a square and repair a section of Monternaya Street. Fourteen years are allotted for these works, including the construction of new housing.

What Apartments Are Already Available?

At the start of sales, a wide choice of layouts is presented in «Chkalovsky Park»: studios, one-, two-, and three-room apartments, where every zone is used efficiently. There are only three apartments per floor.

Kitchen-living rooms create a space for spending time together, master bedrooms allow for organizing a personal zone, and additional bathrooms, walk-in closets, and storage niches help easily plan and use the space. Some apartments have windows on two sides and warm loggias — this provides natural lighting throughout the day and expands zoning possibilities. French balconies add a visual sense of spaciousness.

White box is suitable for those who want to create an interior to their taste and realize individual design ideas.
