Novosibirsk Approves Residential Complex Near Sosnovy Bor

Novosibirsk authorities have approved the construction of a residential complex near Sosnovy Bor in the Kalininsky district on the site of an industrial zone. In exchange, the developer will design and build a kindergarten for 160 children. The resolution on this appeared on the municipal portal.

According to the document, the mayor«s office signed an agreement on the integrated development of the territory with the owner of a 5.4-hectare plot on Okruzhnaya Street near the 2nd Yeltsovka River. The construction will be handled by the company »Vira na Okruzhnoy« (part of the Vira Group). The developer will have to demolish six non-residential buildings, including warehouses and a workshop.

According to the Kontur.Fokus service, LLC SZ «Vira na Okruzhnoy» was established in 2022. The ultimate owners of the company are Mikhail Postnikov (20%), Denis Karelin (20%), Anna Aksenenko (20%), Pavel Savelyev (20%), and Alexander Savelyev (20%). Revenue at the end of 2024 was zero, and net profit was 3.3 million rubles (approximately $36,700 at current rates).

The maximum number of floors in the residential buildings is 30, and the complex is planned to house 1,793 residents.

In the first stage, until mid-2028, the group must demolish all objects (by the end of 2026), design a kindergarten building for 160 children (by mid-2027), design and build local treatment facilities, and then transfer them to the municipality (by mid-2027). At the same stage, the company is allowed to start building residential houses.

By the end of 2029, the group must build the previously designed kindergarten along with roads and transfer it to the city. The developer can also continue constructing housing.

The project implementation deadline is the end of 2029.

NGS has sent a request to the Vira group to learn more about the project.

Recently, the Novosibirsk mayor«s office decided to sell 46 hectares in the Oktyabrsky district at auction. The developer who wins the auction will have to resettle about 300 buildings, including private and apartment buildings.
