Kuzbass House Rentals Plummet as Residents Choose Apartments

An increasing number of tenants in Kuzbass are opting for comfortable apartment living over private houses.
Long-term house rentals have reached a record low in Kuzbass. As reported on Thursday, January 22, by analysts from a popular real estate trading portal, the price drop occurred because the population prefers to live in well-appointed apartments and more private sector housing is being left vacant.
In 2025, Kuzbass ranked second among Russian regions where prices fell the most, by 59.5%. Only Kamchatka saw a steeper decline.
«Rental houses last became cheaper in 2022. Then there was a rise when any housing rental became more expensive, and now there»s a rollback again,« says federal expert Pavel Lutsenko.
Specialists emphasize that people moving into apartments traditionally occurs during economic downturns, as renting an average two-room apartment is about 27% cheaper than renting a house. Owners of private sector housing are finding it increasingly difficult to find tenants.
