Historic building in Yaroslavl up for sale for one ruble

In Yaroslavl, a cultural heritage site — the stable of the Kokovtsev estate, built in the last quarter of the 18th century — has been put up for auction again. The building at 22 Priborodnaya Street in the Frunzensky District is valued at one ruble. A previous attempt to sell it in December 2025 did not attract any buyers.
The area of the historic building is 312.8 square meters, and its condition is deemed unsatisfactory.
The lot description states: «The person to whom the ownership right of the said cultural heritage site is transferred is obliged to fulfill the requirements for the maintenance and use of cultural heritage sites included in the register of cultural heritage sites.» This means that all restoration costs will fall on the new owner.
Within a year from the date of receiving the technical condition report dated 26 May 2025, the owner must develop a preservation project for the site. Then, it is necessary to obtain a task and permit for conducting the works. The main installation works must be completed no later than the end of 2027, and the interior finishing by the beginning of 2028.
The auction winner will also have the right to lease a land plot with an area of 1,467 square meters. «The rent for the land plot on which the cultural heritage site is located is set at one ruble per year for the entire period of fulfilling the conditions of the sale competition.»
To participate in the auction, a deposit of 1.5 million rubles (approximately $15,000 at current rates) must be made, which corresponds to 20% of the cadastral value. After the purchase, the amount exceeding the purchase price will be refunded.
The application period will last until 4 February, and the auction itself will take place on 9 February.
The decision to sell the stable was made in September 2025. According to Denis Pugovishnikov, chairman of KUMI (the Committee for Property Management), the property was previously leased, but the contract was terminated due to the tenant«s refusal to bring the area into proper condition.
