Kemerovo's Rublyovka: What's Inside the Most Expensive Homes in the Regional Capital

Many of the listings offer seclusion and tranquility along with the house purchase.
We recently covered the most expensive offers on the apartment market in Kemerovo. But the segment of elite real estate in the regional capital is not limited to that. Prices for top properties with land plots can reach staggering levels.
The editorial staff of NGS42.RU looked at the most expensive listings on property sale websites on Sunday, February 1.
“Everything at Once”
In Lesnaya Polyana, an elite cottage with a 65.4-hundred-square-meter (approx. 1.6-acre) plot is listed for sale for 197 million rubles (about $2 million at current rates). According to the listing, the house is built of brick and has an area of 742 square meters (approx. 7,990 sq ft), featuring several bedrooms and bathrooms, a private cinema, sauna, billiard room, swimming pool, and a study.
The area around the house is landscaped: coniferous and deciduous trees, shrubs, and fire pit gazebos. There is also a banya (Russian sauna), a veranda, a private fishpond, and a playground.
The owners offer to buy all this luxury at once, as this «house is a reflection of a person»s aspiration for harmony and beauty.«
House with a Bungalow
The second most expensive listing found on the platform is a house for 100 million rubles (about $1 million). The ad states it is a «dream location where everything is thought out to the last detail.» The 30-hundred-square-meter (approx. 0.74-acre) plot in the settlement of Metallploshchadka features walking paths with swings and a bungalow, a banya, swimming pool, terrace, an artificial lake, century-old fir trees, and a small garden.
The «little house» itself is not described in as much detail. It is known to have been built in 2014 and has an area of about 365 square meters (approx. 3,930 sq ft) on three floors, with more than 10 rooms.
House with Solar Panels
Slightly cheaper, at 75 million rubles (about $750,000), a plot with a house in the village of Silino is offered for sale. The total area of the two-story building with six rooms is 280 sq. m (approx. 3,010 sq ft). It features three bedrooms, two bathrooms, a separate fitness room with a spa, a living room with a fireplace, and expensive imported furniture and appliances. Furthermore, the house has a solar panel system installed, which can reduce electricity bills.
On the 30-hundred-square-meter (approx. 0.74-acre) plot, which already has a 100-square-meter (approx. 1,080 sq ft) guest area, a two-car garage, a wine cellar, a gazebo, a tennis table, a barbecue area, and two greenhouses, and is surrounded by a beautiful garden of trees and shrubs, the buyer is invited to install a swimming pool themselves, as a spot for it is already set aside.
With Access to the Taiga
About 69 million rubles (about $690,000) would have to be paid for 550 square meters (approx. 5,920 sq ft) in the center of Lesnaya Polyana. The main advantages, according to the owners, are three residential floors and a basement level housing: a separate study, an attic, a sauna, a hammam (Turkish bath) and jacuzzi, a walk-in closet, and a laundry room.
In addition, the property comes with 15 hundred square meters (approx. 0.37 acres) with a two-car garage, paths, but the main advantage, as stated in the ad, is the possibility to ride snowmobiles and ATVs directly from the plot into the taiga.
“Timber Fairytale in the Woods”
A few meters from Krasny Bor in the Rudnichny District, a two-story house of 350 square meters (approx. 3,770 sq ft) for 45 million rubles (about $450,000) is listed for sale. The entire building is made of timber, and the owner promises that the buyer of this home will feel like they are in a fairytale in the woods.
Inside there are six bedrooms, a kitchen combined with a dining and living room, a gym, a walk-in closet, and a basement floor. On the 20-hundred-square-meter (approx. 0.5-acre) plot stand a banya, a swimming pool, a two-story garage, and a guard house. The entire territory is fully landscaped, with flowers and fruit-bearing trees planted near the house.
Business or Estate?
In the settlement of Novostroyka, not far from the bank of the Tom River, there is a house of 512 square meters (approx. 5,510 sq ft) for 42.5 million rubles (about $425,000). According to the owners, one could organize a small business project there, turning the house into a hotel or setting it up for vacation rentals. But the option of using it for a family home is not ruled out. The living space has five bedrooms on two floors, a sauna, a swimming pool, a cellar, and several bathrooms.
The plot features additional structures: a garage, a banya with a pool, and an area with a lawn and terrace.
